Grande Dunes sits on some of the most valuable waterfront real estate in the entire state. The estates along Bal Harbor and Milano back up directly to the Intracoastal Waterway, and the docks here reflect that level of investment.

The ocean side of Garden City gets all the attention, but the inlet side — the canal-front homes running along the western edge of the peninsula — is where we stay busy. The single biggest reason waterfront projects stall in this region isn't cost and it isn't construction. It's permitting.

Building any structure over coastal waters in South Carolina requires authorization from OCRM — the Office of Coastal Resource Management — under the jurisdiction of DHEC. Depending on where your property sits relative to the critical area, the critical line, and state-regulated navigable waters, you may also need a CAMA permit, a Navigable Waters permit, or both.

If your dock extends over marsh grass, you'll go through a more detailed environmental review. If your project involves dredging, seawall installation, or significant riprap placement, expect additional scrutiny.
